Our development management team consists of real estate professionals experienced in all aspects of real estate development, with successful project experience in Canada, the United States and Europe (in addition to specific development experience in Central and Eastern Europe). The local management team, based in Cavtat and Split, Croatia has in-depth knowledge of the local market and excellent contacts and relationships within the business communities and political circles. The four key principals are listed below.

 

 

Srecko Lucky Bobeta, President

 

Lucky is Founder and President of Dalmi Inc., a successful property development company established in 1989 in Toronto, Canada focused on residential and commercial projects. He is a third-generation developer from Split, Croatia and has lived and worked in Canada for over 20 years. From 1989 to 1998, Dalmi Inc. worked with Taubman Properties, a real estate division of Ford Motor Company, and with municipal and government institutions including Defence Canada Construction, the City of Toronto and the Ontario Ministry of Health on a number of development projects. Since 1998, Dalmi, Inc. has focused on residential, commercial and retail projects in Canada. Capitalizing on his long-term relationships in Croatia, and recognizing the emerging real estate opportunities there, Lucky spent over seven years securing several large seaside sites for resort and residential developments on the Dalmatian Coast.

  

 

Hedley Greentree, Partner and Director of Planning and Design

 

Hedley is a founding partner of the distinguished architectural firm HGP Greentree Allchurch Evans Limited, which specializes in marina, waterside and leisure developments. The practice has over 35 years experience of undertaking mixed-use waterside developments, including the renowned regeneration of Portsmouth Harbour, England. It has undertaken a wide range of projects including waterside housing and apartments, offices, boardwalk-retailing, marine industry buildings, marina clubhouses and amenities, lock control buildings, hotels and leisure buildings. Hedley now specializes in conceptual master planning and architecture primarily servicing projects in the Adriatic, with a primary focus on Croatian development opportunities.

 

Construction/ Project Management

 

Dalmi will use a combination of local and international construction management expertise to manage the construction process.  The local construction management team is advised by IGH, the Civil engineering Institute of Croatia. IGH has an extensive reference list of high profile projects to which they have provided engineering and construction services not only in Croatia, but internationally.  In addition, Dalmi is advised by the international engineering and construction management firm EC Harris, which has provided cost appraisals for the construction costs used in the project budget.

Elizabeth McLoughlin, Partner and Director of Finance

 

Elizabeth McLoughlin has over 20 years experience in real estate investment and development in the United States and Central and Eastern Europe, including Russia and Ukraine. She is formerly Managing Director of AIG Global Real Estate Investment (Europe) Ltd., a Pan-European opportunity fund with an approximately $1 billion investment program. She was previously Vice President of TrizecHahn Europe, responsible for the acquisition, development and financing of real estate projects throughout Europe (primarily Central and Eastern Europe), with a primary focus on large-scale retail and entertainment properties. She was also formerly Vice President of Copley Real Estate Advisors, a $14 billion Boston-based real estate development and advisory firm in the US.

  

Luksa Glavinja, Partner and Director of Operations

 

Luksa is a Croatian-trained lawyer with over 25 years experience in tourism, hospitality operations, and hotel and resort development. Luksa joined Dalmi in 2005 to advise the group on its real estate, golf course and tourist resort development in Croatia. He is responsible for the land acquisition and assembly process, and local operations related to all predevelopment activity. He was formerly the Regional Director for Croatia and Montenegro for Iberostar Adriatica, one of the largest hotel chains in Croatia, and was responsible for the expansion and operations of the hotel group. He was also the Assistant General Director of ATLAS, one of Croatia’s premier travel organizations and destination management companies.

    

Architects/Engineers

 

The global architectural firm HOK, a highly qualified international design firm, has prepared the existing master plan, and is progressing with unit and hotel designs.  Local Croatian expertise provided by IGH has been relied upon where necessary in surveying, design, planning and permitting. In addition to providing planning advisory services for the project, IGH has been commissioned for the design of the infrastructure and engineering services.

 

Attorneys

 

Dalmi is currently using well-known local attorneys in Dubrovnik and Split for the land acquisition, corporate and other legal matters related to the land acquisition. The London firm of Squire Saunders was engaged to facilitate drafting and negotiating of all legal agreements related to the hotel. Other domestic and international legal counsel will be engaged as required to document the bank financing and various construction contracts for the project.

 

Tax Advisors

 

KPMG has advised Dalmi on various international and local tax matters to date and will continue to provide advice as needed.
